With over 40 years of experience in retail and commercial real estate (CRE) investments, Rawney McVaney has launched a new investment opportunity.

He has successfully originated, sponsored, and completed more than a dozen full-cycle CRE transactions in Texas. Rawney holds several securities licenses, including Series 7, 24, 65, 22, and 63, and has managed transactions exceeding $500,000,000.

After four years as a Division I college football player majoring in political science at the University of New Mexico, Micah McVaney began his career in logistics. He later transitioned to advising international businesses on leveraging and maximizing foreign currency transactions.

Since June 2022, Micah has been working alongside his father, utilizing his underwriting skills to analyze commercial real estate (CRE) value and identify opportunities for investors. Over the course of his career, Micah has been involved in real estate transactions totaling more than $30,000,000.

Developers are always looking for properties to develop but must first obtain the necessary jurisdictional approval to build and develop on any property in Texas. FISYN is expertly positioned to identify the properties that are most likely to need development and buy below market value and promote to the developer community as “shovel ready” and ready to build. This allows developers to do what they do best, while also having a “ready made” market for the properties.

What are the tax implications of investing with FISYN?

All distributions are classified as a Return of Capital (ROC). This represents a zero tax on all distributions. The offset is a commensurate lowering of the investment cost basis, which most investors are more than happy with. Additionally all property sales result in a Long Term Capital Gain, which is usually much lower than ordinary income tax. (NOTE: Tax implications can vary based on individual circumstances and jurisdiction. Investors are advised to consult with a tax professional to understand the specific tax considerations related to their investment in FISYN’s offerings.)
