Developers are always looking for properties to develop but must first obtain the necessary jurisdictional approval to build and develop on any property in Texas. This allows developers to do what they do best, while also having a “ready made” market for the properties.
All distributions are classified as a Return of Capital (ROC). This represents a zero tax on all distributions. The offset is a commensurate lowering of the investment cost basis, which most investors are more than happy with. Additionally all property sales result in a Long Term Capital Gain, which is usually much lower than ordinary income tax.
